Subdivision
PLANNING & DEVELOPMENT | SUBDIVISION
A subdivision is the process of dividing land into two or more legal parcels, usually in preparation for sale or land development. Subdivision can also include the consolidation of two or more parcels into a single site or the adjustment of an existing property line.
In accordance with the Municipal Government Act of Alberta, applications for subdivision approvals are made to the Municipal District of Lesser Slave River Subdivision Authority. The Lesser Slave River Subdivision Authority is responsible for receiving, processing, and deciding on subdivision applications. A Development Officer coordinates the application process between the applicant and the Subdivision Authority.
Subdivision applications are reviewed prior to approval to ensure that the land is suitable for its proposed new use; the proposal conforms to municipal and provincial legislation and policy; and the community is protected from development which is inappropriate or might put an undue strain on facilities, services, or finances. Residents are also given an opportunity to provide input toward proposed subdivisions.
Those wishing to subdivide land, change the existing land use designation, or amend an area structure plan are required to submit the necessary application forms, fees, and supporting information in order to receive consideration for approval. Land use policies and development requirements are set out in the Municipal District of Lesser Slave River’s Integrated Community Sustainability Plan, Bylaws, and other policy documents.
